The University Office Center Building 1 is a part of a three-building master plan site for a private developer, Bynum & Associates, located on a 70-year land-lease on the campus of California State University, Bakersfield.

The building’s tenant is Kern County Community College for use as classrooms, computer labs, Geology lab, Chemistry lab and other support spaces. Slated for LEED Silver, the build out will be phased. Site enhancements include a water feature, event lawn, recreation areas, bike storage, and covered parking.

The University Board of Trustees approved the proposed 12.5-acre site development in January 2015. Delawie successfully navigated a complex mix of ownership and user groups between the private developer’s budget, the CSUB design guidelines and permit process, and the KCCC’s standards and user needs.
