Collaborating closely with the developer’s objectives, this new 37,000 SF, two-story speculative Life Science building was an achievement in design and profitability. Leveraging our expertise, we adeptly navigated Municipal code regulations to obtain a higher floor area ratio (FAR).

The building’s geometry was strategically used to maximize the buildable area with a higher parking ratio including a 3,500 SF roof deck. This enabled us to increase the leasable square footage without the need for additional parking or exceeding the height limits.

The warm core and cold shell design of the building flexibly accommodates either one or two tenants. Consideration was given to construction assemblies and utility layout, ensuring future tenant improvements with minimal reworking. Additionally, the design includes provisions for multiple hazardous material control zones per floor.

Working with the client, the overarching design philosophy is geared towards empowering companies to achieve revolutionary breakthroughs in their field.
